Three prestige Mosman houses, with price guides up to $12m, are being auctioned at the end of the month before the Easter break and school holidays start.

Geoff Smith, of Ray White Lower North Shore, says April can be a quiet month with Anzac Day, Easter and school holidays, so he is auctioning three big-ticket properties on Thursday, March 30 and is confident all three will sell on the day.

“Demand on these three homes is strong and we have lots of families interested, from locals to expats, Chinese buyers and people from the north shore, northern beaches and eastern suburbs,” Smith says.

“The houses are all very different, all great in their own way, and have each attracted a different group of buyers — there is no overlapping.

“The market is segmented. The lower-value, sub-$3m, has been impacted by interest rate rises but the prestige end has levelled out and is stable, a more normal market.

“People are still looking for their long-term family home and some have been looking for 12 months.”

The trophy home of the trio is 45-47 Medusa St on two titles and covering 1633sq m of land. The five-bedroom home with championship tennis court and north-facing pool has a guide of $12m and for the past 26 years has been the beloved home of Robert and Susa Nugan, of the Fresh Produce Group.
